1. The
booking/registration will be strictly provisional and subject to all
laws/notifications/conditions as imposed by various competent
authorities.
2. Documentation for owning
apartment are:
The agreement in respect of construction between the promoter and
the purchaser. The consolidated contract value in the agreement
covers the cost of construction of the building as well as undivided
share in land registered or caused to be registered by the promoter
on receipt of the entire payments under the contract. Share in land
is inseparable from the building.
3. Registration charges,
lawyer’s fee, Sales tax, Service tax and any other statutory
fees/charges which are at present levied or proposed to be levied
and that may be levied or imposed in future and/ or may be enhanced
from time to time will have to be borne by the buyer.
4. The area is inclusive of
common areas and wall thickness.
5. The plans are not drawn to
scale and are included for the purpose of identification and
guidance only.
6. Furniture's shown is only
indicative.
7. The prices are firm once the
apartment is allotted.
8. Sanctioned building plans,
title deeds and agreements pertaining to land are available for
reference.
9. A resident association will
be formed to look after the amenities of the purchases. Till such
formation, the promoter will incur the maintenance charges subject
to reimbursement subsequently. The membership in the association
would be compulsory. A mobilization found will be raised from
members for the purpose.
10. All measurements and
specifications given along with this leaflet are subject to minor
variations/alterations without specific or general notice. All such
variations/alterations shall be purely at the discretion of the
promoter.
11. All transactions are subject
to Thrissur jurisdiction only. |
